What is home staging and property presentation?
  • Sometimes referred to as House doctoring, property presentation is preparing a house for sale in such a way that it gives the viewer the best possible impression of that property.
  • Small changes can make a huge difference to the response of viewers, but all options are considered in making the property saleable to achieve the asking price.
  • From de-cluttering and a commercial cleaning, to change of layout and accessorizing, we will provide advice according to your budget and property needs.
  • Property presentation enhances your house's good points and diminishes anything less appealing.
  • Making the property look as large, light and stylish as possible within a budget helps you achieve the best selling price possible and ensures your house is on the market for the least possible amount of time.

Why do I need to do anything before selling?
  • Every house or property can benefit from extra attention before sale to achieve the best asking price and the quickest sale.  A written check-list describing the areas that need attention or change and a recommendation of the changes to be made will be completed during the walk-through of your house.
  • These key changes we suggest will stage your property with an inviting look and style.
  • The prospective buyer is looking for a great value and to envision their own lifestyle in the staged house.

A prospective buyer knows within a few minutes whether or not they want to buy a property.

You only get one chance to make a first impression count.  Small changes in presentation can make a big difference in how large or small - how cluttered or uncluttered - a room appears.

The buyer needs these psychological messages to help them decide to make your house their new home. Buyers do not want to feel there is a lot of work to do to make the house comfortable for them.  Most buyers are unable to envision their furniture and accessories in house they are viewing.  Staging property is about making changes which will help the prospective buyer feel that your house is "the house for them."

If your house is already on the market with a real estate agent:
  • We can usually suggest changes that will have a maximum effect quickly.
  • Minimum disruption to your lifestyle and living arrangements is always our aim.
  • We will be happy to meet with your agent and discuss our recommendations.

Staging benefits at a glance
  • Boosts real estate profits and fast sales.  The longer your house sits on the market, the less it sells for.  Real estate appraisers are more likely to approve staged homes at full price.
  • More agent/buyer enthusiasm during the critical first 30 days on the market.
  • As house prices increase, staging becomes more important because you want prospective buyers to feel good about spending more money on your house
  • A better-looking home for pictures, brochures, showings, and open houses
  • Realtors recognize staged houses as "show ready" and "ready to sell"
  • Emotional interest in your house from the prospective buyer
  • Increased market exposure
